How does a Single Property Site work, how does it help me as a marketing tool?

How Much is it?

SinglePropertySites™ is a subscription based service. It is priced LOW so that you can use it as a Marketing Resource for ALL your listings.

You will subscribe to the ACTIVATION level you need, based on the number of Single Property Sites you need to have ACTIVE during the month.

So if you have 1 listing, this will mean 1 Property Site is needed, so you will require an activation level of '1'.

If you have 5 listings, then by subscribing to a level 5, you could have any number of sites created, but .. ANY 5 of them can be made ACTIVE (LIVE).

If you SELL a Listing then you would mark the property as SOLD, this then allows you to immediately make another site LIVE in its place without paying any more.

SOLD property sites stay LIVE for FREE!

Within your ACTIVATION level, you can make ANY sites ACTIVE, or inactive, and also interchange which sites are active.

You may change your ACTIVATION subscription level, or STOP subscriptions at any time.

How Do I get Started?

Go to our home page (http://www.SinglePropertySites.com) and click the 'START NOWl" button in the middle of the page.

You will be able to set up your account and also create a site without having to enter any credit card details.

What is Free-View™?

Free-View is a way for you to send a prospective listing client an email that contains a special link allowing them to preview the Single Property WebSite you built for their home BEFORE you actually activate it.

Normally, a 'draft' or 'offline' Site can only be viewed by you when you log in to your account. This may prove difficult if you are in a listing presentation. Therefore, the Free-View link will give your client a special link that expires within 48 hours, but allows them to view your marketing handy work before you actually meet for the listing presentation itself.

The bottom line is that you can build a site and use it in a pre-listing situation with out paying a thing.

How do I use SinglePropertySites to market to FSBOs?

To create a SinglePropertySite for your FSBO, simply create the site as normal. Once the site is completed, you will be able to select FSBO Options to allow you to adjust the way the Site is presented to make it appear like you created it rather than Single Property Sites Inc, and it will also display the FSBO contact details.

I have a Web site with Listing pages already, why do I need a Single Property Site?

The key difference between an Single Property Site and a featured listings page in your own web site is that with a Single Property Site, the home comes first and not the real estate agent.

It makes homeowners feel that you have gone above and beyond to put their home first and are not just using their property for self promotion.

As we all know, consumers sometimes have a hard time seeing the tangible benefits of the listing agent, with an Single Property Site you are giving them a custom, high perceived value item at an affordable price.
There is little value to a homeowner when you add their home to a already existing featured listing page on YOUR site!

Instead of the property being an afterthought of the Agent or Broker's site, the home IS the site. The site can stay up as long as the homeowner wants afterwards as well.

When you create a Single Property Site, you are treating a $100,000 homeowner like they are a $1,000,000 home owner which will produce referrals.

When do I need to pay?

You may create and preview sites when logged in to your account without paying. If you want to make a site generally viewable on the Internet, then you need to ACTIVATE it.

You will require an ACTIVATION level of at least '1' to make a single site ACTIVE.

If you need to have 5 sites ACTIVE during the month, then you will need to subscribe to an ACTIVATION level of 5.

Activations are purchased on a monthly subscription basis. There is NO contract.

If you want a domain name or a Sign-Rider, then you will need to pay for this service when you order it.

You do not have to purchase domain names or sign riders - these are optional services.

How does the PRICING Work??

An ACTIVATION level entitles you to make a specified number of Single Property Sites (i.e. your Listings) ACTIVE at anytime

A single activation level will enable you to make any one of your SinglePropertySites ACTIVE and viewable by others on the Internet.

Subscribe to an activation level that is equal the maximum number of listings for which you will want to have sites during the month.

So, if you have 5 listings, then you'll want to have 5 SinglePropertySites ACTIVE, so you will need to subscribe to an ACTIVATION level of 5.

ACTIVATIONS are re-usable! So, once your listing is sold, you may re-use any available ACTIVATIONS within your Subscription for a different listing either immediately or later on during the month.

How do I buy a Domain Name?

You may purchase a domain name for your site once it has been created.

If you purchase a domain name from us, it is your domain name for 12 months.

We take care of all the technical details of parking, forwarding and masking your domain name so that it points correctly to your Single Property Site.

Can I use a Domain Name I already Own?

Yes. Once you have created your site, we provide instructions for setting up your Site to use your domain name.

There are also a number of technical administrative tasks you will need to perform at your existing registrar to "park" your domain, "forward" and "mask" it.

Can I use a third level domain?

Sort of!.. Our system will NOT accept third level domains - however there is a way around this, as follows:

A third level domain is a domain address such as http://1122mainstreet.yourwebsite.com
i.e. the main domain is 'yourwebsite.com' and you want to use the street address to make a third level domain (this replaces the 'www' part of the URL)

You cannot set the domain name of the property inside our system to be a third level domain, but you can create a third level domain for your own website and make that page (which is on your website) a REDIRECT page (as your webmaster to set this up for you).

The page which opens needs to automatically redirect to the native path of your Active website. You can find this by clicking on the 'connect' link next to your site in the Manage Sites page.

When will my domain name be live?

It typically takes a few hours for your domain name to become live. It can happen sooner, or rarely, it can take 48 hours. We advise you to plan for a 24 hour delay.

How do I get a Sign-Rider?

Once you have built your site, you will have the chance to purchase a sign rider (this is an OPTIONAL service).

Sign rider fonts are fixed, but you may choose a variety of colors for the text.

Specifications

We will deliver you a 6" x 24" or 6" x 18" solid, bright-white, flexible plastic board (about 4mm thick) that goes on top of your For Sale sign, directing customers to your SinglePropertySite for this property.

These are HIGH QUALITY sign riders - not corrugated board.

Number of Characters

Domain Name may be no more than 28 characters long.

Attaching your Sign Rider

You may need sign rider clips, or holes drilled to attach your sign rider.

When you order, you can specify top and bottom holes which will be pre-drilled at no extra charge.

Sorry, but we do not supply clips, we suggest you contact your local sign company and seek these from them.

What are the Color Choices?

The text is printed on white corrugated plastic. You have a choice of four colors for the text: red, black, green or blue. All the letters on a specific sign will be the same color. All the colors are high contrast so the signs are easy to read from the street.

Delivery

Your sign rider will be created within 1 business day and shipped directly to you using USPS, to arrive within 4 to 5 business days after your initial order.

I can't Seem to Login.. Help!

If you are having a problem logging in please check the following:

  1. Did you change the email address on the account? For example, if you gave an assistant access to your site and they changed the email address in the MY DETAILS section (for your profile) this will be the new LOGIN.
  2. FIREWALLS can cause problems. If you find you are logging in but cannot get to the MANAGE SITES page, or you think you are logging in but you are unable to navigate or the system bounces you back out again, then this is almost certainly caused because your FIREWALL (NORTON, MCAFEE etc ) has blocked a Cookie which helps you to log in. To fix this, go to the settings in your Firewall and specifically list www.singlepropertysites.com as an approved website. This will allow the right cookies to be stored on your PC.
